Note: reservations must be paid in full within 90 days of dates chosen. To hold dates further ahead a signed contract and down payment deposit of only $500 is required (except Christmas and New year weeks). Cancellation before 90 days will be charged just 3% cancellation fee on only the $500 ($15). Deposit will reserve the dates AND lock in at the current price...which WILL be going up for this Summer soon. One Half of 2010 is already reserved! Last Summer every date was reserved except just one night!

SPRING RATES 2010: All dates that remain now for May 2010 are currently just $300 per night* with only a 3 night minimum. See discount above! Less crowds, best waterfalls and spring wild flowers! Great time to escape for a birthday, honeymoon, anniversary.

SUMMER RATES 2010: ( June 1st-Sept 6th) Reserve now and get 2009 rates of $450 per night plus fees* with 5 night minimum unless less days exist between reservations, check my calendar page.

AUTUMN RATES 2010: (Sept 7th-Oct 31st) currently just $375 per night* (non holiday) with only a 3 night minimum.

WINTER RATES 2010-2011 : (November 1st 2010 through April 10th 2011) IF booked ahead I will still give nights at $450 + standard fees*. 5 night minimum BUT exception of course when see gaps between reservations of less days (check my calendar)...must take them all. I'll hold dates and rates in advance of 90 days prior to stay with only a $500 deposit. Heavenly Ski resort usually open till mid April. Normally March has plenty of snow!

CHRISTMAS/NEW YEAR WEEKS 2010-2011 are available still so plan ahead, in fact it is quite normal to reserve far ahead. Tahoe is absolutely magical this time of year! Restrictions and premium rates apply ($800 per night* Dec 20 through Jan 2nd, plus usual fees).

*These standard fees are added to any stay: a $250 cleaning fee which includes the home with the pool, spa, sauna, and steam room cleaning. Also local taxes of 10% (required on any legal vacation rental in the area) are charged. Last of all a refundable $500 security deposit is also taken when booked. Any Holiday may be extra, just ask.

How to Make a Reservation

Feel free to ask anything in an email then what I'll need to enter into our standard contract will be exactly which nights and how many guests (up to 12 limit, same price) are staying. I'll email the contract (Word format) for you to review, all dates and costs and other information. When you've read and signed the contract you'll return it by fax to the number given, (or by scan in an email). Once I receive it, for security reasons I'll call to get credit card information over the phone. Once the charges go through your reservation is completed and Paradise Awaits!

Please note that very often people request overlapping or same dates and are in some stage of reading over the contract or organizing their group so I resolve all such conflicts with one simple rule: first to pay is first to get reservation confirmed! In other words, very often and unfortunately he (or she) who hesitates is lost. On the other hand also be certain before committing since cancellations may not be refundable as per contract.

A strict NO PETS policy is in effect, UNLESS agreed to in writing within the contract under "special terms" section PLUS a $50 per pet fee is charged, just ask.
